I aim to create aesthetically pleasing and relaxing atmospheres. Contemporary, minimalist and industrial are my preferred styles, however I do occasionally experiment with other styles. I like to use different textures, colours, lighting, shapes and levels to create unique spaces and designs.

Process

1. Intro
Message me on Discord with the following so I have an idea of what you are looking for:
- Size + District
- Theme + Colours + Materials
^{Example: dark tones, use stone, wood, do not use very patterned material}
- Rooms + Items (give me a few "must have" inclusions)
^{Example: must have living room, kitchen, bedroom. Want fireplace and water feature.}
- Reference images
^{NOTE: Please do not send me an existing FFXIV build as reference, I work better off IRL references.}
I will give you an estimated timeframe for when I can start work on your design.2. Agreement
When I am ready to start work on your design, I will contact you on Discord to confirm the details. 50% deposit must be paid before I start work on your deisgn.3. Commencement
I will send you screenshot updates and plans of your design. Please give me as much feedback as you can during this time.4. Approval
Once the design is complete and approved by yourself, remaining 50% payment must be paid.5. Construction
Once paid, I will send you the furnishing list and organise a time to construct your home in-game.

Pricing

- Depending on time constraints, I may not offer the Furnishing Service.
- Furnishing fee is an estimation. It will vary depending on build and/or DC.

Terms of Service

- Commissions may take up to 1-3 weeks to be finished depending on my irl commitments.- I will not build a copy of another design (please do not send me a FFXIV build as reference).- I don't do part commissions to finish off a build (e.g. basement already done / please only build on ground floor) or if I'm not allowed to use all available furniture slots (you may request for me to leave a few slots for NPCs, interactive furnishing or seasonal decorative items).- I will contact you throughout the commission for feedback, particularly between the start and middle of the commission. Please be prompt in your responses to ensure there are no delays.- I reserve the right to post the final product on my Carrd and Youtube.- I reserve the right to reject commissions that don't fit my style.- If I reject a commission or you cancel before I start, the deposit will be refunded in full.- If I have already completed more than 50% of the commission, the deposit will not be refunded.- You are free to change the design as you see fit afterwards, however please let me know before you do so.

Build Stage - design

Thank you for choosing to build with me!You are currently in the Design Stage of your build. During this time, I will be in frequent communication with you to confirm the details of your build.What to expect:

Build Stage - furnishing

It's time to start buying (or crafting)!The Furnishing Stage of the build is the responsibility of the Home Owner. You will be provided with a list of items that I will need to construct your build.What to expect:
- no major structural changes to the build
- list of required furnishing

- list of required dye
- list of furnishing with the corrosponding dyeWhat I need from you:
- pay the remaining 50% deposit
- buy or craft (or ask a friend) all of the furnishing
- dye all the furnishing the correct colour
- place all furnishing in your house (not storage)

Note When I send you the furnishing list, your house will be on my priority list for one (1) week. If you are able to obtain and dye all furnishing within this timeframe, I will aim construct your house as soon as I can. If you are not able to obtain and dye all furnishing within this timeframe, construction of your house will depend on my IRL schedule and may be delayed.

Start placing your items in the basement (unless instructed otherwise)Ensure no items are placed "on" another item.
Example
- Do not place a tabletop item (glade lantern) on a furnishing (hingan sideboard)
- Do not place a wall mounted item (pendant light) on a partition (white rectangular partition)

Once your furnishing have all been placed, you can start dyeing them!Dye them according to the list provided.
Tip Instead of clicking on the furnishing directly, dye them by searching and scrolling through the furnishing list!When everything has been dyed, let me know!

Build Stage - Construction

It's all coming together!When all your furnishing are ready and dyed, I am able to start on the Construction Stage. If you haven't done so already, please add my character to your friends list or FC, and give me full housing permissions.What to expect:
- 2~4 hours to completeWhat I need from you:
- add me to your friends list or FC
- add me to your estate and give me full permissions
- do not enter your house or access the in-game Housing menu during this stage
Note If this is an FC build I may require you to lock the FC house during this process.All you need to do in this stage is wait, and I will let you know when your house is complete!

Build Stage - Handover

Congratulations! Your house is complete!I will aim to walk through the house with you (if time permits) to make sure you are happy with the final product. During the Handover Stage I will be able to make very minor furnishing or dye changes if required.After the build is complete, I will spend some time taking screenshots and sometimes recording a video. After all of that is done, I hand the house back to you, and it is officially done!

Important
You are allowed to change my design after handover is complete. However, I will not be responsible for reverting the changes, or fixing any furnishing placements. If you decide to change anything, or move locations, please let me know so I can amend my build list.Tip
If you accidentally select any furnishing you didn't intend on moving, or start moving furnishing but don't know where it came from, hit your esc key and that will revert the changes.Tip
I mix a lot of different items together to create custom furnishing - this can end up with random furnishing interact arrows around your house. To remove them:
Character Configuration → Display Name Settings → NPCs → Housing Furniture → Display Name Settings: Never
